European Permanent Residency through real estate investment

Several European Union countries grant permanent residency to non-EU nationals who invest in their real estate. Komlive turns that investment into two outcomes at once: a European asset in your name and a permanent right to live in Europe for your whole family.

What European Permanent Residency is

European Permanent Residency is a permit that lets you, your spouse and your dependent children live in a European Union country for as long as you choose. It does not expire, and you do not have to move there to keep it.

It is different from a visa, which lets you visit for a limited time, and different from citizenship, which gives you a passport. Permanent residency sits between the two. It gives you a secure base in Europe today, and in many countries it is the first step towards citizenship later.

When the permit is secured through real estate, the property you buy stays yours. You can live in it, let it out, or simply hold it as a European asset while your family enjoys the security of permanent residency.

Two routes to European Permanent Residency

Non-EU nationals who invest in European real estate can secure permanent residency through two routes. For most of our clients, the Fast Track is the right one.

The Fast Track criteria

Two financial criteria decide eligibility. Add your family to see the annual income from abroad you will need to show.

  • €300,000 + VATPurchase of a new residential property, bought directly from the developer.

Keeping your permit for life

European Permanent Residency is designed to be simple to keep. The conditions for our current destination are:

  • Visit once every two years. A single trip is enough. Your permit is not cancelled while you meet this condition.
  • Keep the qualifying property. The investment is what secures your permanent residency, so it stays in your name.
  • Keep your income from abroad. The authorities can ask you to show the secured income again.
